Who You Are

The Director of Leasing and Marketing will be responsible for overseeing and actively engaging in all leasing activities, including tenant acquisition, lease negotiations, and relationship management. This role requires a strategic leader with a deep understanding of the property management industry, strong analytical skills, and a proven track record in leasing management.

What You'll Do

Responsibilities:

 

Leasing Strategy Development

  • Develop and implement comprehensive leasing strategies to maximize occupancy rates and revenue
  • Analyze market trends and competitor offerings to identify opportunities for growth and improvement
  • Collaborate with executive leadership to set leasing goals and objectives

Team Leadership and Management

  • Lead, mentor, and manage a team of leasing professionals, providing guidance and support to achieve team objectives
  • Conduct regular training sessions to enhance the skills and knowledge of the leasing team
  • Foster a positive and collaborative team environment that encourages innovation and excellence while supporting the Lead, Manage, Accountability principles of EOS

Tenant Acquisition and Retention

  • Conduct high quality leasing tours regularly that convert prospective tenants into tenants
  • Manage and oversee tenant acquisition processes, including property showings, lease negotiations, and application processing
  • Implement tenant retention programs to maintain high occupancy rates and minimize turnover.
  • Build and maintain strong relationships with existing tenants, addressing any concerns and ensuring satisfaction

Lease Negotiation and Management

  • Lead lease negotiations with prospective tenants, ensuring favorable terms and conditions for the company
  • Manage the execution of lease agreements and ensure compliance with company policies and legal regulations
  • Assist asset management team as needed for lease renewals and amendments, identifying opportunities for improvement in lease terms

Property Marketing and Promotion

  • Safeguard and enhance the company's reputation by monitoring public perception, managing online reviews, and developing strategic communication plans to address any issues, while consistently promoting a positive brand image across all platforms
  • Lead digital marketing efforts, including SEO, SEM, social media, email marketing, and content marketing
  • Develop and execute property marketing campaigns and events for residents and prospective residents
  • Oversee marketing partnerships and/or graphic designers in order to maintain high-quality marketing materials, including brochures, flyers, and online listings
  • Participate in industry events and networking opportunities to promote the company’s properties

Partnerships and Collaborations

  • Build and maintain relationships with external partners, vendors, and agencies
  • Identify and pursue strategic partnerships to expand the company’s reach and influence

Budget Management

  • Develop and manage the marketing budget, ensuring efficient allocation of resources
  • Monitor expenses and optimize spending to achieve marketing goals within budget constraints

Reporting and Analysis

  • Monitor and analyze leasing and marketing performance metrics, preparing regular reports for executive leadership
  • Identify trends and areas for improvement, making data-driven recommendations to enhance leasing performance
  • Utilize CRM and property management software to track leasing activities and maintain accurate records

Compliance and Risk Management

  • Ensure compliance with all applicable laws and regulations related to leasing and property management
  • Identify potential risks and develop strategies to mitigate them, protecting the company’s interests

What You Bring

  • Bachelor’s degree preferred
  • 5 years of experience in leasing or property management preferred, with at least 2 years in a leadership role
  • Proven track record of successful leasing management and tenant acquisition
  • Strong knowledge of real estate laws, regulations, and industry best practices
  • Excellent leadership, communication, and negotiation skills
  • Ability to think strategically and make data-driven decisions
  • Proficiency in CRM and property management software (e.g., Yardi, AppFolio, Entrata, MRI)
  • Strong analytical and problem-solving skills, with attention to detail
  • Strong project management skills, with the ability to handle multiple priorities and meet deadlines
  • Strong interpersonal and communication skills; low-ego
  • Entrepreneurial mindset and a passion for creating and growing
  • Project-management and problem-solving skills with a roll-up-the-sleeves, get-it-done attitude
