Who You Are

The Industrial Property Manager is responsible for the day‑to‑day management, long‑term performance, and value preservation of an owner‑operated portfolio of single‑tenant, manufacturing‑oriented industrial properties located primarily in Texas. Assets are predominantly crane‑served, heavy industrial facilities leased on a triple‑net (NNN) basis. Acts as a direct representative of ownership with accountability for operations, financial oversight, and asset stewardship.

What You'll Do

Asset & Owner Representation

  • Operate as an extension of ownership with a long‑term hold and capital preservation mindset.
  • Provide regular, concise reporting and recommendations to principals.
  • Support acquisitions, refinancing, and dispositions through due diligence and asset analysis.

Lease & Tenant Management (NNN)

  • Primary point of contact for industrial and manufacturing tenants.
  • Administer and enforce single‑tenant NNN leases, ensuring compliance with:
    • Maintenance and repair obligations
    • Insurance coverage and certificates
    • Property tax reimbursements
    • Permitted use and operational restrictions
  • Coordinate lease renewals, amendments, and expansions with ownership.

Industrial Operations Oversight

  • Oversee building condition and performance, including:
    • Overhead cranes and crane runway systems
    • Heavy‑power electrical infrastructure
    • HVAC, ventilation, and manufacturing support systems
    • Structural steel, slabs, foundations, docks, and yards
  • Conduct regular site inspections focused on safety, wear, and structural integrity.
  • Maintain organized records, drawings, warranties, and inspection documentation.

Financial Oversight

  • Prepare annual operating budgets and multi‑year capital plans.
  • Review operating statements, rent collections, and tenant reimbursements.
  • Oversee insurance coverage and risk exposure specific to Texas industrial assets.

Capital Planning & Projects

  • Plan and manage capital improvements (roofs, slabs, cranes, electrical, site work).
  • Coordinate engineers, contractors, and consultants.
  • Evaluate lifecycle costs and timing of major industrial components.

Compliance, Risk & Safety

  • Ensure compliance with applicable local, state, and federal requirements.
  • Monitor safety, OSHA‑related considerations, and emergency response coordination.
  • Manage casualty events, claims, and remediation efforts.

What You Bring

Required:

  • High school diploma or equivalent (Associate’s or Bachelor’s degree preferred).
  • 5+ years of industrial property or asset management experience.
  • Strong background with single tenant NNN industrial assets.
  • Yardi proficiency.
  • Financial proficiency with budgets, operating statements, and capital planning.
  • Independent judgment, accountability, and strong owner operator mindset.
  • Proficiency in Microsoft Office (Outlook, Word, Excel).
  • Strong organizational skills with excellent attention to detail.
  • Professional communication and customer service mindset.
  • Strong time management and follow-through.
  • Discretion in handling confidential information.

Preferred:

  • Experience in commercial or industrial real estate.
  • Familiarity with property management software (e.g., Yardi, MRI, or similar systems).
  • Strong written and verbal communication skills.
  • Ability to manage multiple priorities and meet deadlines.
  • Collaborative, team-oriented approach.

Physical Requirements and Working Conditions:

  • Prolonged periods sitting or standing at a desk and working on a computer.
  • Must be able to lift up to 15 pounds at times.
  • Mix of office‑based work and on‑site inspections in active industrial settings.
  • Periodic travel within Texas as required by the portfolio.
