Senior Lead Maintenance Technician

Our headquarters is in Neptune with a satellite branch (The BEAT Center) in Toms River.

Key Responsibilities:

Facilities Maintenance & Preventive Care

• Serve as the primary responder for maintenance issues across Fulfill’s facilities; prioritize and coordinate corrective actions to minimize operational disruption.
• Perform general in-house maintenance including painting, wall repair, furniture assembly, minor plumbing, basic mechanical tasks, and light electrical work within defined safety and skill limits.
• Conduct daily and weekly inspections of buildings, grounds, and equipment; document findings and report required corrective actions to Operations leadership.
• Maintain facility readiness in accordance with food warehousing, safety, and regulatory standards (including but not limited to AIB, USDA, and OSHA).
• Champion workplace safety by maintaining clean, orderly workspaces and promptly addressing hazards.

Equipment & Warehouse Systems Support

• Maintain operational familiarity with warehouse and material-handling equipment including PIT equipment, dock levelers, compactors, pallet wrappers, automatic doors, and refrigeration systems.
• Coordinate inspections, maintenance, and repairs for PIT equipment and warehouse systems, utilizing vendors for specialized or licensed work.
• Ensure daily equipment safety inspections are completed and documented.

Vendor Management & Project Coordination

• Act as the primary on-site point of contact for maintenance vendors and contractors.
• Coordinate scheduling, site access, and oversight for vendor-performed work, including after-hours projects as required.
• Manage relationships with service providers (HVAC, refrigeration, elevator, waste, pest control, generators, locksmiths).
• Ensure preventive maintenance contracts are in place and executed for major building systems and equipment.
• Follow Fulfill’s finance and procurement policies for vendor selection, documentation, and payment processing.
• Provide backup support to the Project Manager for maintenance-related capital projects and facility improvements.
• Serve as the primary point of contact for snow removal and grounds maintenance vendors during winter weather events.
• Coordinate pre-storm preparations, on-site access, and post-event follow-up to ensure safe and timely facility access.
• Provide on-call support during off-hours, nights, and weekends as required to address weather-related facility and safety issues.
• Conduct periodic walkthroughs to ensure janitorial services meet cleanliness, sanitation, and food warehousing standards and report deficiencies as needed.

Warehouse Operations Support & Training

• Provide operational support within the warehouse when maintenance demands allow, ensuring continuity of daily operations.
• Support onboarding and cross-training of warehouse employees on equipment use, safety practices, and facility-related procedures.
• Support site logistics and safety during on-site events, high-volume distributions, and special operations.
• Coordinate traffic flow, pedestrian safety, and vehicle access during events and distributions.
• Work with local police or municipal partners as needed to support traffic control and public safety.
• Set up, maintain, and remove temporary traffic control measures such as cones, barricades, and signage.

Inventory & Supplies

• Maintain organization and inventory of maintenance tools, equipment, and supplies.
• Monitor usage and reorder supplies as necessary to support facility operations.

Other Duties

• Perform other related duties as assigned in support of operational continuity and organizational goals.
• Identify financial inefficiencies and implement solutions to optimize expenses without compromising quality. Such as: vendor costs, maintenance and operations supply vendors.
• Maintain Safety Data Sheet (SDS) binder for all corrosive chemicals on site.

Qualifications:

• Minimum of 3 years of facilities or maintenance experience, preferably in a warehouse or distribution environment.
• Demonstrated ability to perform general maintenance tasks with consistency and attention to safety.
• Working knowledge of building systems and the ability to identify issues requiring vendor escalation.
• Experience coordinating vendors and contractors.
• Strong organizational, communication, and problem-solving skills.
• Knowledge of workplace safety and regulatory compliance standards.
• Ability to work independently and manage multiple priorities across locations.
• Valid New Jersey driver’s license. 
• 80% in Neptune, 20% in Toms River and Ocean Township.

Role Boundaries:

The Sr Maintenance Lead is a generalist facilities and warehouse maintenance role. The position does not include:

• Industrial automation, PLC programming, or controls troubleshooting.
• Advanced electrical work (e.g., 480V systems, MCCs, VFDs).
• Licensed trade work (HVAC-R, electrical, boiler, ammonia refrigeration).

Specialized or licensed work is performed by qualified external vendors under the coordination of the Maintenance Lead.

Compensation & Work Environment:

• Warehouse and facility environment with frequent standing, walking, bending, and lifting.
• Ability to lift and carry items up to 100 pounds.
• Operation of PIT equipment and vehicles as required.
• Regular interaction with staff, volunteers, and external vendors.

Salary range:
